Managing can be a headache sometimes but it’s well worth it. I wouldn’t want to try to manage a property from another state though. I personally wouldn’t buy a rental that’s more then 15 minutes from my residence. I just made an offer on a duplex yesterday that’s 3 blocks from my triplex and the agent said that my offer is #1 and sent it to the seller for review. Also there’s allot less cash flow in renting single family homes over a multifamily. If I get this duplex and get rents near market value for them and once I rent my house from my triplex out after all bills are paid I should be cash flowing around 4200 a month after paying the mortgage and all other bills. If I can raise the rents once a year at $75 per door which shouldn’t be a problem next year i would be making almost $4600 a month and the year after 5k.

Lol yeah. I’ve been tuning for a living for 11 years now. Started out doing 98% Honda’s and Acura’s and started doing gm’s more in the last few years. I still have allot to learn but I’m getting them down pretty decent.

I pay taxes, if you don’t there’s no real way to get ahead with buying property. The good thing is with rentals you can depreciate 80% of the purchase price over 27.5 years so this duplex I’m buying for $380k will give me a $11,054 write off a year just on depreciation. My triplex made $28,350 last year with me living in one unit and after all the write offs I think I had to pay a little over $1300 to taxes on that income.

finally took my c6 Vette to the strip yesterday. When it was 100% stock it ran 13.0 at 108-109mph, yesterday with just longtube headers a vararam intake and a street tune I did on it it went 12.4 at 118.71. Dropped .6 seconds and picked up almost 10mph. I was very happy with it. That was on the factory run flat tires as well, no burn out and a 2.0x 60’ time. With a better 60’ I think it would do a 12.0-12.2 pretty easily. It was about 82 degrees or so out yesterday, the car definitely didn’t feel as strong as it does on the street on a cold night but I was happy to see how high it trapped for what little is done to it. Still stock exhaust and stock mufflers.

I have a truck very similar to yours and reading your build seems like we had very similar ideas. I have Belltech spindles and ditched the front torsion bars for Viking DA coilovers, got a Brembo BBK with 2 piece rotors before I found out about the 2020 swap. DJM rear hardware kit with an adjustable panhard, Belltech 5305 5" coils and Air Lift helper bags. I want to do something to upgrade the rear brake calipers and there was a set of Brembo calipers that came from GM that might have worked since the rotors the car had were an identical size to ours it would obviously need brackets made. I have the same declad wheels as you only my rear wheels were widened and I am running 275/40 and 315/35 so they're 28" tall. I used to have a Duramax 3500 CCLB and when I put on the Corsa I kept the stock exhaust, when I got this Yukon I had a 4" Borla muffler welded in and used my dually exhaust. I have some 1 3/4" headers with ORY and went ahead and got the Flowmaster dual 3" to 4" Y pipe. I just got the truck back from having the 5.3 pulled for a 45k mile LQ9 from a Silverado SS that I have some 243s off my Trailblazer SS build. I was planning on a mild port polish for them (maybe mill them to get the CR to 11.3 my 416 in my Trailblazeris 11.8 on 93 and I love how responsiveit is), a BTR Stage 3 truck cam, take the Fast LSXRT 102mm intake I took off my Procharged RCSB and port it before putting it a 102mm TB and building a 4" intake for the Yukon similar to the Fenderwell Intake they make for the Trailblazer SS. Take out the old style MAF and swap over to the card style LS7 MAF like the TBSS 4" FWI. Then that leaves the transmission and rear end, since my tires are 28" and the truck has 3.73 in it now other than doing it because I will be in there putting in the 4.11 and Auburn diff I already have from my RCSB but I don't know if it would be worth swapping from 3.73 to 4.11. But since the chassis has 240k miles on it and the rear will be apart for the diff I might as well. The 4L60E transmission will stay but obviously built since I'll end up with a HCI iron block LS2 in full-size SUV but after the cam and all is in I will see what stall it needs. I have a Yank SS3600 in my Trailblazer that I really liked alot and planned to put in my Yukon when I swapped it for a 4200-4400 stall but since I'm selling the TBSS and will just wait to see how the truck drives and what converter the BTR Stage 3 needs in the truck. I know my post is long but I thought it was funny how similar our builds were and how similar our thought processes were. I'll keep checking back to see your progress man.

How do you like the Viking coilovers? I just ordered a pair for my 91 s10 that will be getting a ls swap whenever I get all my crap together and have the time to do it.
a lot has changed since I posted on here last. Just bought a house that’s 10 min from town on just under 3 acres. The place is super cool but everything is original 1980’s, when it was built it was all higher end stuff, has a rad wood spiral staircase and allot of custom stuff as the builder/ original owner was a contractor. We are going to be remodeling it a bit but the main focus right now is my rental properties since we just moved out of my house at my triplex we’ve been repainting it and fixing up what needs fixed to get it ready to rent and. Got another tenant moving out at the end of the month which would be a bummer but when he moves we will clean the place up and raise the rent to market pricing so it will cash flow more. On top of that I’m gonna be managing 8 new multi family rentals (20 doors total) so that is gonna be a bit ridiculous but should bring in allot more money then I can make from tuning alone.
also at my new house I got a dyno in the garage, still gotta add some D rings in the floor for tie downs and get a 220 plug for the eddy-brake on it. Crazy how much stuff has changed in the last year for my wife and I. Still got the tahoe, haven’t had to work on it nor have I had any time to but I will at some point lol.
